Q. How do I find out which unit I will be renting?
A. You are able to pick your unit of preference from the available units when completing the Tenancy Application.

Q. Is car parking provided?
A. Car parking spaces are being allocated on a first in, first served basis.

Q. How long is the tenancy term?
A. Your Tenancy is not for a fixed term but what is known as a ‘Periodic Tenancy’. Your Tenancy will commence on an agreed date of occupancy which will be notified in writing, subject to your completion of an Entry Condition Report, no later than three (3) days after the date allowing you to move in. Your Tenancy continues for as long as you wish or until the tenancy is terminated as set out in Clause 36 of the Tenancy Agreement.

Q. How much will my rent be?
A. The commencing rental amounts have been calculated as follows:

Single Person: Please contact the Village Manager for current rental rates.
Couple: Please contact the Village Manager for current rental rates.

Please be advised that rental amounts are subject to changes in line with the Aged Care Pension adjustments effected each March and September. Any such changes will be communicated to you in a timely manner. The Village Manager will arrange with you an appropriate method for the payment of such rental on a fortnightly basis.

Q. Do I have to pay a rental bond?
A. Liberty Villas Bundaberg does require payment of $1,156 (for singles) and $1,316 (for couples) which is held by the Residential Tenancies Authority.

Q. Can I keep a pet in my unit?
A. Pets will be considered by Liberty Villas on a case-by-case basis depending upon the size and type of the pet. Understandably, Liberty Villas must consider the comfort and enjoyment of all residents of Liberty Villas when determining the policy in relation to pets. Liberty Villas may be forced to revoke consent if a pet is causing a disturbance, in which case the pet will need to be removed. Pets will need to reside indoors as fencing will not prevent pets from roaming free, which is not allowable.

Q. What are my obligations upon leaving my unit at Liberty Villas Bundaberg?
A. Your obligations are no different to those relating to the rental of any premises. Generally as required by the Residential Tenancies Act, you are required to pay 2 weeks rent from the day that notice is given. You must leave the premises as close as possible to the same condition they were in at the start of the tenancy, general wear and tear excepted. If you have a pet, the unit must also be treated for fleas. All keys, including any security codes, must be returned to the Village Manager.

Q. Is there an emergency alarm system?
A.Yes, the system known as Safety Link has been installed throughout the complex. It is operated by an independent and external company. Your unit has been fitted with an emergency button for activation in the case of an emergency to alert the Safety Link response centre to arrange dispatch of an ambulance. This system is designed to provide external paramedic response ‘At Call’ 24 hours per day, seven days per week.

Q. Are furnishings provided in my unit?
A. All units have reverse cycle air-conditioning, standard permanent fixtures such as stove, oven and range hood, linen cupboard, built in wardrobes, clothesline and window coverings and an upright fridge / freezer is provided. You are invited to bring your own personal and preferred furnishings with you.

Q. When can I inspect a unit?
A. Unit inspections are available between 9.00am to 4.30pm, Monday to Friday for prospective tenants to view via an appointment with the Village Manager.

Q. Are there community facilities in the village?
A. Absolutely! Liberty Villas Community Centre comprises a lounge / TV area, a library including internet / email access, indoor bowls, pool table, board games etc, an in-ground pool, indoor and outdoor entertaining areas, a fully operational kitchen and hall for functions, events and general use. Liberty Villas also has a dedicated bus service which operates two days a week for residents to do shopping, get to the doctor etc.

Q. Can my relatives or friends stay?
A.Yes, however you will need to discuss with the Village Manager prior to arrival.
